Does Your Fishing Net Have Holes In It?

August 28th, 2008 by Sneakers748

Finding borrowers is a lot like fishing. You throw out your offer and see who bites.

There is a lot of debate at the moment as to which bait is best. A-paper borrowers and sub-prime borrowers each have their own advantages and disadvantages. Regardless of the bait you’re using, it’s all worthless if you can’t get them in the boat once you got them to bite. In other words, your fishing net has holes in it.

The most successful companies in the world spend a large part of their revenue building systems to develop and nurture a relationship with their customers. For example, Amazon sends regular emails with coupons and purchase suggestions and American Express uses membership upgrades. Why should a mortgage company (or individual) be any different?

A mortgage office that desires to exist long term should seriously consider implementing systems to develop relationships. Consider the profit margin on each closed loan. Then consider that most Americans refinance once every 3-4 years. Even if you spent $5 a month per person, keeping your relationship with your borrower is infinitely cheaper than finding a new one.

At a bear minimum, a monthly newsletter or postcard will keep your name in front of past customers. There are many excellent companies on the net. I recommend www.hotleadmachine.com because of their low cost and 50 customer minimum requirement. The newsletter comes in full color with your picture or logo included.

More advanced marketers would benefit from a short term system designed to ensure the customer moves forward with their home financing. The costs of finding new qualified borrowers is increasing daily as competition increases. With the availability of trigger leads, the need to keep marketing even after the sale is undeniable.

My Lost Borrower Campaign, which is fast becoming standard operating procedure in many offices, provides a multi-step marketing campaign designed to eliminate borrower fallout. As of this post, there is no other program like it available anywhere.

Make a sale and you’ll make some money. Make a friend and you’ll make a fortune. -Jeff Gitomer.

What is Cholesterol

August 28th, 2008 by Sneakers748

Cholesterol is a soft, waxy, fat-like material that is made by the liver. Cholesterol serves many vital functions, and is part of every cell in the body. Our bodies require cholesterol to maintain healthy cell walls, make hormones, make vitamin D, and to make bile acids.

The food we eat can also play a big part in the amount of cholesterol in our bodies. If we eat an excess of food containing saturated fat, the liver will produce more cholesterol than the body needs. Our bodies will also absorb cholesterol directly from food that contains cholesterol.

In nature cholesterol is only found in animal based foods, but some food processing can cause other foods to have cholesterol as well. Foods fried in animal fat or tropical oils, have also been found to contain cholesterol. Saturated fat is also found primarily in animal based foods.

Cholesterol on its own can not dissolve in the blood. Tiny particles called lipoproteins deliver cholesterol to and from the blood cells. There are two lipoproteins that work with cholesterol, low-density lipoproteins (LDL) and high-density lipoproteins (HDL).

LDL cholesterol, often referred to as “Bad” cholesterol, carries cholesterol in the blood stream to the tissues, where it can be used or stored by the body. The reason this type of cholesterol is referred to as “Bad” is that this is the cholesterol that can build-up and clog arteries. This is what happens when there is too much LDL in the body.

HDL cholesterol, often referred to as “Good” cholesterol, carries cholesterol in the blood stream from the tissues to the liver. The liver then expels this cholesterol from the body. A high HDL level will tend to protect against heart attack and stroke.

There are other factors that can affect your blood cholesterol levels. Some of these factors include being overweight, lack of exercise, inherited health traits, increased age, and gender. Women after menopause tend to have higher cholesterol than before menopause. Women also tend to have a higher HDL level throughout there lives than men. This may help to explain why women under the age of 80 usually experience lower rates of heart disease and stroke than men.

According to the National Heart, Lung and Blood Institute (NHLBI), a high cholesterol level is considered to be over 200 mg/dL for your total cholesterol. Total cholesterol is calculated as (LDL + HDL). This however, is not the only figure that you should be concerned about. You also need to have a HDL level greater than or equal to 45 mg/dL, to reduce your risk of heart disease.

Total Blood Cholesterol Levels

Desirable: less than 200 mg/dL

Borderline: 200-239 mg/dL

High: 240 mg/dL or higher

HDL Cholesterol Levels

Desirable: 45 mg/dL or higher

LDL Cholesterol Levels

Desirable: less than 130 mg/dL

Borderline: 130-159 mg/dL

High: 160 mg/dL or higher

The Negatives Associated with Companies that Offer Lifetime Hosting Plans

August 28th, 2008 by Sneakers748

Yes, I pay a set amount each and every month for my hosting and some of the additional services cost extra but these companies that offer Lifetime Hosting sound like a great money saver. What I don’t understand is where is their incentive to perform each and every month. What if I pay this $100 plus fee and they just shut their company down and I can never find them again.

What about the fact that all they have is a sales page? Nothing deeper than that sales page, no support page, no FAQ page, nothing, nada, zip. With my present host, one of the things that I like, is whenever I call them there is somebody there to answer my call. Their support can be the ticket system, live chat, or phone support which is the one I prefer when I want an answer right then and there.

Just recently, I bought a software product via the WWW using my credit card. The software never came so I disputed the charge. After a month my credit card company sent me an email saying that they found in favor of the merchant because the sale was an intangible product and that I knew the risk before purchasing. So now I am out my $43 what happens when the hosting company takes off with my $100 plus, if I find them will I be able to get my money back?

I try to never buy a product where there is only a sales pages. Sites that don’t have an email address or a phone number very rarely will get my business. I especially hate it when you do a Whois lookup and the registrar comes up as private or a bogus name and info.

I also see that these companies offering lifetime hosting usually offer great disk space and I’ve even seen some of unlimited bandwidth but 2 problems I see here is what if you need more space then what they give you and how many sites out there in the world are using any descent amount of bandwidth. I have 20 different sites and even though it is unfortunate but only 1 of them will ever exceed the use of more than 1Gig of bandwidth. What do I need unlimited bandwidht for?

Doing Business In Kenya: Manufacturing Industry

August 28th, 2008 by Sneakers748

Manufacturing sector is an area where investment opportunities exist. Initially developed under the import substitution policy, there has now been a shift to export oriented manufacturing as the thrust of Kenya’s industrial policy. The sector plays an important role in adding value to agricultural output and providing forward and backward linkages, hence accelerating overall growth.

The manufacturing sector now comprises of more than 700 established enterprises and employs directly over, 218,000 persons as at the year 2000. A wide range of opportunities for direct and joint-venture investments exist in the manufacturing sector, including agro-processing, manufacture of garments, assembly of automotive components and electronics, plastics, paper, chemicals, pharmaceuticals, metal and engineering products for both domestic and export markets.

Paper Products

Kenya has an integrated pulp paper mill plant producing paper and paper board from renewable forest products. However, the country imports coated white lined chipboard and other boards for packaging, newsprint, printed paper and other types of paper. Investment opportunities exist in the production of paper from other raw materials such as bagasse, sisal waste, straw and waste paper.

Textiles and Apparels

Textile, Garment and Apparel manufacturing has a very high potential in Kenya. The basic raw material inputs such as dyes and chemicals are imported, as are all textile equipment and most spare parts. Investment opportunities exist under the Manufacturing Under Bond scheme and in the Export Processing zones for the production of items such as yarn and garments.

Metal and Engineering Works

Kenya has a basic metal sector making a variety of downstream products from local and imported steel scrap, steel billets and hot rolled coils. Kenya imports steel billets, coils, wire rod and wires, steel plates, sheets, steel scrap and pig iron. The country possesses a broad-based metal products sector with various independent engineering, foundry and metalwork workshops. Opportunities exist in the development of a nucleus foundry making precision castings that are then processed into precision components.

Vehicle Parts and Assembly

The motor vehicle component industry is rapidly developing to supply the needs of a few motor vehicle assemblers to meet certain local content requirements. Opportunities exist for manufacture of components for use by local assemblers for domestic market and for export to regional markets.

Electrical Equipment

Investment potential exists for the production of motors, circuit breakers, transformers, switch gears, irrigation pumps, capacitors, resistors, insulation tapes, electrical fittings and integrated circuit boards for both the domestic and export markets.

Electronics

Although Kenya’s electronic industry is still at its infancy, a number of firms in the assembly, testing, repair and maintenance of electronic goods are in operation and are rapidly increasing their scope of activities to meet the growing demands of the industry.

Key opportunities for direct investments, joint-ventures and subcontracting exist in assembly of a wide range of electronic goods in Kenya, especially within the Manufacturing Under Bond scheme and Export Processing Zone Programmes.

These include the production of:

? Consumer electronics, such as colour televisions, Video Cassette Recorders (VCRs), printers, floppy disk drives and Compact Disk Roms (CD-Rs);

? Telecommunication equipment, such as printed circuit boards, and transmission equipment; and

? Support items such as cables, cords, die casting and metal plating.

With a labour force which is well-equipped to meet the labour skill requirements for the industry and the relatively large domestic and export market potential of electronics in the region, Kenya offers an enormous potential for the manufacturing and assembly of electronic items.

Plastics, Chemicals and Pharmaceuticals

The plastics industry in Kenya is well-developed and produces goods made of polyvinyl chloride (PVC), polythylene, polystyrene, and polypropylene. All materials are imported in the form of granules.

A large number of pharmaceutical formulations are produced locally in the form of tablets, syrups, capsules, and injectables, but the bulk of pharmaceuticals is imported. There is room for additional investment in the pharmaceutical industry.

Many attractive investment opportunities in chemicals, pharmaceuticals and fertilizers remain unexploited. These include the production of PVC granules from ethyl alcohol; fomaldehyde from methanol; melanine and urea; mixing and granulating of fertilizers; cuprous oxychloride for coffee bean disease; caustic soda and chlorine based products; carbon black; activated carbon; precipitated calcium carbonate; textile dyestuff; ink for ball-point pens; and gelatine capsules.

Mining and Mineral Products

Opportunities exist in the production of glass as the country is not self-sufficient. A few manufacturing units produce ceramic pottery and tiles, however, substantial quantities of ceramic pottery, tiles, sanitary-ware, and insulators are imported. Investment potential exists in prospecting and mining of other minerals such as gold, precious stones and petroleum.

Wood and Wood Products

Making use of renewable resources, investment opportunities exist for production of high quality and hand carved furniture for export, high density board from saw dust for the domestic market, high quality veneers, wooden toys, sporting goods such as cricket bats and rackets for export, and other specialty items. Recognizing the importance of environmental preservation, the Government pursues an active re-afforestation programme.

Accounting Programs Online Are Good Business

August 28th, 2008 by Sneakers748

Starting out in a different manner than most, I earned a masters in an online accounting program. It all started when I bought new financial software to help me manage my business accounts. However, the program did nothing but confuse me. With various charts to track the business information, the program was not meshing with my understanding. I really needed to educate myself.

Starting my own business, I soon found myself branching out into various areas. Here is a great financial related web page www.finanicialstory.com http://www.finanicialstory.com . Although I was able to keep sound records of my business finances, I had never been technological gifted so I had done so without software programs. With my hands on the files and papers, I was perfectly able to manage my own system, but the software was so abstract to me that I would soon become baffled.

Without papers to manipulate, I could not track the orders and money in that manner. Although my company was growing enough to need more than book keeping by hand, I still wanted it to be personal enough that I kept track of things myself, which is why I did not hire someone else to handle it. This led to my taking the accounting program online.

If I had been intending to “sell myself” as an accountant, I may have considered a traditional university with accreditation to earn my degree. However, since this was just to help me in my personal business, I felt the online accounting program was more flexible giving me enough time to keep working in my business.

With the online accounting program, I did not have to do class work at a certain time. Instead, I could do the homework as it fit into my busy schedule. The online accounting program was also more practical for my purposes spending less time on theory and more time on real application. I never had to leave my computer to finish the degree.

The Top Four Tourist Cities in China

August 28th, 2008 by Sneakers748

Do you know that Beijing, Xian, Guilin and Hong Kong are the most visited cities in China?

A lot of people refer it as the ‘golden route’ or ‘presidential route’ after Bill Clinton visited these cities in 1998.

Certainly the golden route has a good combination of everything: great historical heritages, beautiful landscape, delicious Chinese food, great shopping and so on.

Best time to visit China is spring and autumn when China has beautiful weather and fewer tourists.

If you are a first-time visitor to China, the golden route is your top pick. You would need at least two weeks to complete the tours.

Beijing - you would need at least four nights to complete what you need to see and do.

Great Wall of China - the longest man-made architecture on earth. This should be your number one destination in Beijing.

Forbidden City - the former palaces and offices of Ming and Qing Dynasties. It is currently a museum with countless treasures.

Summer Palace - the most well preserved royal resort of Qing Dynasty.

Temple of Heaven is the symbol of Beijing. Ming and Qing emperors worshipped Heaven here.

Please do include a hutong tour in order to have an old Beijing feel. After all, don’t forget a Beijing duck feast.

Tip: Beijing travel requires a lot of walking. Please be prepared for it.

Xian - everyone should visit Xian at least once in life, Chinese and foreigners alike. Spend three nights here is necessary to cover the most important sightseeing.

Xian has been a capital city for 13 dynasties, totaling 1,100 years. It was the world’s most prosperous city in Tang Dynasty, 1300 years ago.

The Terra Cotta Warriors is a full-scale replication of the Qin Dynasty army. There is no other place in the world you can see a life-size army of over 2,000 years old.

Banpo Neolithic village is a famous site of 6,000 years old which has typical features of a matriarchal society. You’ll also see clues of ancient burial, marriages, creative tools and artifacts.

In Xian, don’t forget to go for a dumpling feast which usually goes with a first class entertainment show of Tang Dynasty music and dance.

Guilin is ranked second on China’s list of top 10 tourists’ destinations. It has beautiful landscape integrated with fabulous countryside. Make sure you won’t miss the Reed Flute Cave, the Crown Cave and some of the beautiful peaks.

Don’t forget to make a day trip to Yangshuo where the best hills and waters are. Go there on a Li River cruise and return by bus. If you choose to stay overnight, you would be able to watch the spectacular ‘Liu Sanjie’ performance, which takes place on the Li River. Yangshuo is truly a place for you to relax and enjoy.

In Guilin, make sure to go for a rice noodle feast. Or you can just eat it as a street food at ?2 per bowl. They are extremely yummy.

A Guilin tour including Yangshuo would require a minimum stay of three nights.

Hong Kong is very different from any other mainland Chinese cities. In Hong Kong, you can experience one-country-two-systems. I would suggest a minimum stay of three nights here.

Being Asia’s World City nowadays, Hong Kong is an important leg on the China travel golden route.

There are several ‘bests’ of Hong Kong. The world’s best night view, best skyline, best shopping paradise, best gourmet’s paradise and so on. You would be able to buy the trendiest everything here at the lowest prices in the world, including authentic luxury goods.

Cantonese cuisine is one of the yummiest among Chinese foods. Don’t forget to go for a dim sum lunch and a typical Cantonese seafood dinner.

Visit this site for more travel information of the China travel golden route.

Ohio Lemon Law - Your Last Recourse

August 28th, 2008 by Sneakers748

If you buy a new vehicle, you are sure to have a warranty from the manufacturer. What it does is that it requires the manufacturer to pay for parts and service if any problem arises. Now, if the problem is critical and it falls under the warranty, all you need to do is approach the dealer to resurrect it. And if the dealer cannot fix the problem after a considerable number of attempts, you may have a lemon. Yes, you can claim a lemon law that makes you entitled of a replacement or compensation on part of the manufacturer.

Ohio lemon law came into being to safeguard the consumer’s rights against any flaw that largely impairs its use, worth or safety, and has not been suitably repaired or repaired in a timely manner on part of the manufacturer. Passenger cars, motorcycles, motor homes and light trucks are the vehicles covered by the lemon law. Remember, the lemon law is pertinent for the above said vehicles in the first year or 18,000 miles of action, whichever happens first. However, recreational vehicles as well as boats are out of the question. It is worth mentioning that Ohio lemon law is not applicable for used cars.

Lemon laws make sure that the manufactures and dealers reimburse the purchased price of the vehicle or provide a replacement vehicle, if they are unsuccessful to resurrect the problem within a considerable amount of time. Any letdown to act in accordance with Ohio’s Lemon Law is a breach of Ohio’s Consumer Sales Practices Act.

Before a vehicle is said to be a lemon, there are a lot of things apart from the manufacturer’s defect, which are required to be considered. If within the first year of purchase or 18,000 miles of operation, the manufacturer through the dealer has made three or more attempts to fix the problem, but all in vain the law is applicable.

Similarly, if the vehicle does not function for a total of 30 or more calendar days for repairs. If the manufacturer takes eight or more tries to repair a sizeable problem covered by the warranty, it still calls for the enactment of the lemon law. The law also applies when there has been one repair attempt at the most for a safety-related problem, which still remains unresolved.

Ohio Lemon Law also ensures that the automakers and dealers present more information to consumers than before. Consumers should keep good records and an exact maintenance history to stay in safe hands. They should keep all warranty and repair orders intact. On receiving the order, consumers must counter check it to authenticate all the pertinent information. From writing down the vehicle’s problems to filing in the repair records, everything needs to be done. Last but not the least, a consumer should certainly follow the owner’s manual.

Always remember that before you file a lawsuit, arbitration is another way to resolve your dispute. Arbitration can also be compulsory at times. Generally, verdict is given within 40 days after the Board has received the consumer’s application for arbitration. The best part is that the manufacturers pay for arbitration programs irrespective whether they win or lose.

With the initiation of the Ohio lemon law, there has been less problems with automobiles and hence a good number of satisfied customers.

Frasier (Season 5) DVD Review

August 28th, 2008 by Sneakers748

Along with Friends and Seinfeld, Kelsey Grammer’s Cheers spin-off, Frasier, dominated the prime time television landscape during the 1990’s. Grammer plays the role of Dr. Frasier Crane who, fresh off of his divorce from Lilith, moves back to his hometown of Seattle where he lands a gig as a radio psychiatrist. Frasier’s father, Marty Crane (John Mahoney), a Seattle cop recently shot in an attempted convenience store robbery is in need of physical therapy. Frasier and his brother Niles (David Hyde Pierce) make an effort to mend their relationship with Marty whose plaid shirts and penchant for sports and beer strikes a dramatic contrast with their wine club, opera house culture. After a little prodding, Marty and his dog Eddie (Moose) move into Frasier’s upscale apartment, and Frasier hires Daphne Moon (Jane Leeves), a housekeeper and physical therapist to look after the two cranes.

The entirety of the show takes place in mostly three places - Frasier’s radio station where he works with show producer Roz Doyle (Peri Gilpin), Frasier’s apartment, and the favorite hangout of Niles and Frasier, Caf? Nervosa. A witty comedic exploration of the nation’s clash of cultures (also illustrated by Frasier’s run-ins with sports guy Bob Bulldog Briscoe), Frasier stands alone as one of the best-written shows in television history. Not a single episode can be considered a dud.

The Frasier (Season 5) DVD features a number of hilarious episodes including the season premiere Frasier’s Imaginary Friend in which Frasier returns to Seattle from Acapulco where he enjoyed a blissful affair with a supermodel zoologist who, for personal reasons, asks him to keep their relationship a secret. But constant near-miss run-ins between Frasier’s family and the woman lead them to question whether Frasier is involved in a relationship at all. Exasperated, he spills the beans - an action with profoundly negative consequences… Other notable episodes from Season 5 include My Fair Frasier in which Frasier finds himself as the woman in a relationship with a hard-nosed defense attorney, and The Ski Lodge in which the Crane family, Daphne, and her friend take a weekend trip to a ski lodge where romantic misunderstandings abound…

The Advantages of a Broadband Connection

August 28th, 2008 by Sneakers748

What kind of Internet connection do you have? Are you waiting ages for that page to load? I know how bad it is. But consider the times we are living in. Are we not supposed to simply fly through web pages like an Acura NSX or a 911 Turbo? However, if your Internet connection is really slow then you would be lucky to move at 5 miles per hour. All that really matters is the Internet service provider and the broadband connections available. How good is your current Internet provider? Do you pay lots of cash for a service working only half the time? There are still many people who do that. But you should no longer stand for it. You have another, a better option. You can have the fastest Internet speed at all times with all the great high speed cable services available.

Do you know about Internet broadband connection? Even though it has been quite a popular thing nowadays, there are still people who lack the necessity knowledge. There is one very important thing related to Internet - this is the connection speed. Generally, there are three different Internet connections you can have from home. You can choose which one to have depending on how much time you spend online and how much you are willing to pay for the service. There are many people spending most of their time surfing Cyber space, while others barely get online once a month. I guess the latter is quite hard to imagine, but you have to trust me on that. Such people exist!

My mother is a perfect example. She doesn’t know what a broadband connection is and I don’t think she even cares about it. I assume this has lots to do with the generation issue. How would my parents know anything about computers and the Internet as when there were kids, went to school and even attended the university there were no computers. Anyway, let’s go on with the three different Internet connection options. First of them comes the dial-up which is the oldest and the slowest connection. Apart from that it comes with that awful noise everyone hates.

The second option is the popular DSL which is many times better than the dial-up as far as connection speed is concerned. Furthermore, you are twenty four hours a day connected to the Internet. The last option available is undoubtedly the best. It is the high speed broadband connection. It is the most time efficient as the internet speed is extremely fast. With broadband connection you don’t have to wait to download media. Do you already have high speed cable broadband connection? If not, you have no idea what you are missing. Hop online immediately and check the greatest deals available.

What kind of Internet connection do you have? Are you waiting ages for that page to load? I know how bad it is. But consider the times we are living in.
